Things to Check When Buying a Property

Finding properties with the right room sizes, parking, school catchments, kitchens and all that stuff is great fun but it can sometimes stray your mind away from the finer details and logic involved in buying a property.

Mobile Phone Signal
We’re in a world where our mobile signal is almost as vital to our lives as water, oxygen and food. Ok, that’s a little dramatic but make sure you check the rooms in the house which you use your mobile phones in the most. Bedroom and Lounge. If you’ll have an office in your next property, check that too.
You don’t always get the speeds advertised by the broadband suppliers so it’s worth checking properly before you buy. According to Netflix, you only need 3Mbps speeds for streaming in standard definition, 5Mbps for HD and 25Mbps for Ultra HD quality. If you have a large family or lots of devices, it’s worth getting super fast broadband. Ask the agent for a broadband speed test for the property.
It’s easy to miss, especially in a house which is currently lived in as you don’t see all the power points around the room. Make sure you locate each power point and think about your electrical equipment. Consider your TV, Sky, DVD player, Xbox, surround sound, lamps, broadband router, sound system, phone charger and anything else you use. You can install more power points but it’s a cost you might not have considered.
We all have a Monica cupboard but it’s easy to miss the amount of storage a property offers you. You walk into the perfect house and your emotions take over. Logic dives straight out of the window and before you know it, you’re making an offer. Check you have enough storage in the kitchen and check the storage space upstairs and downstairs. The last thing you want in your new home is clutter because you haven’t got enough storage space.
Simple check… Do all the windows and doors lock properly? Just check each one as you go. It’s not the end of the world if they don’t work properly but it’s a cost you will have to take into account. If you see condensation inside a double glazed window it probably means the window has blown so you’ll need to fix that in the near future. It’s not mega-expensive but it’s still a cost. We all know buying a house isn’t cheap so make sure you know all the facts.
You’d be amazed the amount of damage poor guttering can cause. Blocked or damaged gutters can leak water into the wall cavities (the space inside the brick walls). In most cases, these guttering issues can be seen quite easily. Check for any guttering that just looks dodgy and also look for areas of leaking and staining at the top of the walls inside and outside the property. It’s not the end of the world if there are guttering problems, it’s just something you’ll need to fix.
The Estate Agent is there to sell a property but a good agent will also tell you the truth about it. Use the agent and ask EVERY question you might have. Remember, if it doesn’t feel right, it’s not.
